Redfin Report Outlines Scenarios for U.S. Housing Affordability to Normalize Within Five to Ten Years

A new analysis from Redfin suggests that U.S. housing costs could return to more affordable levels within the next five years, depending on the trajectory of mortgage rates and home price growth. According to Redfin's report, if mortgage rates fall to 6% and home price growth remains steady at about 2.1%, housing costs could normalize in approximately five years. Redfin's chief economist, Daryl Fairweather, clarified that normalization does not mean a sharp drop in prices, but rather a closing of the gap between home costs and incomes, primarily due to continued income growth and moderated price increases [1].

The report presents several scenarios: if mortgage rates stay at their current level of 7.5% and home price growth flattens, normalization could occur within about six years. Should mortgage rates drop to 6% and price growth flatten, costs could return to normal by February 2029. If prices decline by 2% year over year with mortgage rates at 6%, normalization could happen even earlier, by May 2028. Conversely, if mortgage rates remain elevated between 7% and 8% and prices continue to grow at 2.1% annually, it could take ten years or more for housing costs to return to normal levels [1].

The analysis identifies San Jose, California; Austin, Texas; Oakland, California; Seattle, Washington; and Portland, Oregon as the markets likely to see affordability return the soonest. In contrast, about half of the metro areas studied, particularly in the Northeast and Midwest such as Boston, New York City, Chicago, and Milwaukee, could take at least a decade to normalize. Markets with home price growth rates above the national average are also expected to take longer to reach affordability [1].

Fairweather advises buyers not to attempt to time the market perfectly, suggesting that those who find a home they can afford and plan to stay in should not be deterred by current headlines. For those unable to buy now, Fairweather notes that the trend is moving in their favor [1].

CONCLUSION

Redfin's analysis indicates that while housing affordability may improve over the next five to ten years, the timeline will vary significantly by region and market conditions. Buyers are encouraged to focus on personal affordability rather than market timing, as long-term trends suggest gradual normalization of housing costs.
